The primary tasks of the Board of Directors, are to maintain the common areas, enforce the Association’s governing documents, minimize fire hazards and encourage members to improve their properties.

The President of Spearpoint Community Association is elected by fellow directors, not by the membership and serves at the pleasure of the Board (Corp. Code 7213.) Spearpoint is a small, self-managed association, with the President serving as general manager, in addition to the presidents’ normal duties of presiding over Board and Membership meetings.

 

The Vice-President of Spearpoint Community Association’s primary role is to assume the duties of the President in his/her absence.  Further, the Vice-President, along with his/her fellow Officers and Directors is expected to contribute to meeting discussions to help assure that the BOD makes the best possible, well-informed decisions.

 

The Secretary of Spearpoint Community Association’s primary duties are to keep and publish the minutes of Board and Member meeting, verify that changes to our governing documents are approved by the membership, act as the custodian of association records, make necessary filings in compliance with state requirements and act as liaison between the title company and the Association in the transfer of member ownership interest.

Spearpoint Community Association’s Treasurer has primary responsibility for overseeing and maintaining the Association’s financial records and reports, making investment recommendations to the Board, ensuring that bills are paid, overseeing the preparation of the budget, ensuring that a report of financial transactions is made to the board, ensures that a reserve study is prepared each year, serving as the board’s liaison with the association’s auditor, implementing safeguards to protect the association’s financial assets and ensuring that tax returns are filed on time. Works closely with the Association’s bookkeeper.

Duties of Spearpoint Community Association’s Director at Large. The Director at Large has assumed responsibilities for our two major committees: the Environmental Committee which oversee the maintenance of our common interest properties, performs annual property inspections and makes recommendations to the BOD on building standards and property appearance including assisting townhome owners on color selections should the owners wish to change the color of their building; and the Architectural Committee which is responsible for creating standards for building townhomes within our Association.
